Size
A small ranch and a two-story house do not use the same shingles, the same underlayment, or the same day of labor. We measure the roof on your house with satellite imagery. The quote starts from that measurement.
Pitch
Pitch is the steepness of the roof. A low slope and a steep slope are different jobs. A steeper roof uses more material and takes longer to install. If the price ignores pitch, it is not a price for your roof.
Layers
Some roofs have one layer of shingles. Some have two, because an earlier crew laid new shingles on top of the old ones. The extra layer has to come off before the wood is visible. Tear-off, the dumpster, and the time on site all change with that second layer. We do not price a roof as if the old shingles can stay.
Decking
The decking is the wood the roof is built on. If it is soft or rotten, it has to be cut out and replaced or the new shingles will not hold. You cannot see how much of that wood is bad from the curb, and a satellite photo will not show it either. A flat $10,000 cannot include “whatever the deck needs” and still be a real number.
Shape
A straight gable is one kind of roof. Hips, valleys, dormers, a chimney, or a skylight are another. Every place two roof planes meet needs flashing and ice-and-water protection, and it takes more time. The shape of the roof is part of the job. Square footage alone does not describe it.
